Top Rules to Know
|
Any alteration visible from the street or on the
|
|
exterior of your lot requires an ARC form and approval.
Including:
Altering City Square Mailboxes:
All Mailboxes should look consistent and uniform. Adding extra numbers, decor or wood alterations to your mailbox or decor around your mailbox- needs to be approved with an ARC form or risk Violations and Fines. Sheds or Doghouses: An ARC form is required to install an exterior shed or doghouse. No sheds or doghouses or dog pens are approved to be in view from the street.
Wood Fences: All fence color stains, making fence repairs or new fence installation requires ARC form and approval. Wood fences are standard six feet in height. No chain link fences.
Wood Stain Color: So If you have repaired your fence and it is not stained, please submit your ARC request. All wood fences must be stained a uniform HOA approved neutral stain color within 3 months of installation or repair. Tree Removal: Removal of a live tree greater than 4 inches requires ARC approval and a City of Mcdonough Free Tree Permit. Unless it’s an emergency, before requesting to remove a tree, write or sketch a drawing of what tree and landscaping you will plant in its place within 14 days of removing the tree. If a dead tree has split or is falling, and you need to make emergency removal- take photos and email them with your City Square address and “emergency dead tree removal” clee@beaconmanagementservices.com and copy ddavis@beaconmanagementservices.com so there are no issues or possible fines.
Garden Landscaping, Flags, and Signs:
Installing new landscaping beds, altering landscaping, installing garden features or adding signs or flags requires an ARC form and approval first.
Painting: Changing any exterior paint colors, finishes, exterior doors or windows require ARC Approval.
New Roofs or Roof Repairs: New roofs or roof repairs, Use the ARC Request Form and allow up to 30 days for a decision-unless an emergency. Roof leak repairs with the same exact shingles does not require approval. But please take photos and email the photos with your address to Beacon so there are no issues. Email to: clee@beaconmanagementservices.com and copy ddavis@beaconmanagementservices.com and put your address and “emergency roof leak repair” in the subject line.
Exterior Building Additions: Exterior home additions, etc. —requires prior ARC approval. Operating Businesses From Home in Violation of the City Ordinance or Attracting Car traffic to City Square: Many businesses that do not increase car traffic are legal to operate from home, but many are not. Please see the list of businesses that can be operated from home in McDonough.
Some infractions (e.g., illegal dumping, unpermitted construction) are also municipal violations and carry fines up to $1,000 each in addition to HOA penalties.

| Mailbox Standards |
All City Square mailboxes should look alike, be
|
|
the same USPS standard regulation height, with a Post measuring 5 foot tall above ground and the floor of the black mailbox mounted at 41 to 45 inches above street level and be well maintained and not leaning, dirty or needing painting
Please do not add extra numbers, decorations, wood or brackets on or around the mailbox without an ARC Request.
The white Mailbox post and cross piece is custom made for City Square and if it is not eligible for repair according to the mailbox info booklet, you must order and pay for a new post and or crosspiece on this Mailbox FORM.
The correct standard Black metal mailbox is Gibraltar Galvanized Steel Post Mount Mailbox in Size Medium- available at most hardware stores.

| Parking & Vehicles |
No overnight street parking. No parking on
|
|
lawns. If you park on lawns and also create ruts in the grass or destroy areas of the lawn, that is a more serious violation. Commercial trucks, RVs, boats, and trailers must be stored out of sight. Violations may lead to fines or towing at the owner’s expense.

| Lawn Maintenance |
Please ensure your lawn is regularly mowed,
|
|
edged,and shrubs trimmed to maintain a neat and attractive appearance.
To avoid HOA violation letters or city fines—and to help keep our neighborhood looking its best—please maintain your yard regularly and schedule routine service as needed. Thank you for doing your part to protect our property values and keep City Square beautiful. No Fake, False or Imitation Flowers or Greenery is allowed to be used on the exterior of your property. If you are using this type of decor, please remove it to avoid potential violations and fines. |

| Trash and Garbage |
Trash Cans: Trash Day is Tuesday and blue
|
|
trash cans can be set out Monday evening or early Tuesday. Recycles in brown cans are picked up every other week on the same day. Do NOT leave any trash outside the trash receptacles, or it may not be picked up as it is against policy, and you may get a Citation from Code Enforcement for leaving trash outside your trash cans. Code Enforcement Violations are $1000 if not resolved to their standards.
Trash cans must be picked up from the curb by Tuesday evening and stored completely out of sight. If you have more trash than normally fits into one can, you must order an additional can from the City of McDonough or risk getting Code Enforcement fines for setting trash out that spills over the can or is outside the can. | Pets |
Leashes required at all times outside a
|
|
fenced yard. Pick up waste immediately and dispose of it at home. Persistent barking that disrupts neighbors is subject to a Noise Nuisance fine. To raise pets in City Square for profit or sale or to board pets for profit or a business is a Violation of City Square Covenants and risks stiff Fines.

| Basketball Hoops |
Basketball hoops may not be displayed
|
|
anywhere in view or visible from the front or side of the house.
|
|
| Noise |
Quiet hours: 10 PM – 7 AM daily. Music,
|
|
generators, and power tools should not be audible beyond your lot during these hours.
Eastern Daylight Saving Time (EDT):
Car Music Noise: Respect Your Neighbors and Keep The Volume Down
Blaring music from a vehicle that can be heard from more than 100 feet away is a violation of Georgia law.
Please be considerate when driving or parking in City Square:

| No-Litter Policy |
Littering anywhere in City Square—including
|
|
cigarette butts—triggers an automatic violation notice. If your children, teens, household members or guests walk to the convenience stores to get snacks, please make sure they are not throwing their litter on the ground.
|
|
| Leases Required |
OWNERS RENTING THEIR PROPERTIES Are
|
|
Required to upload a current copy of their lease to the owner portal at
www.Beaconmanagementservices.com and also upload A Resident Contact/ Amenity Card Form. Owners who do not submit required Leases are Subject to Fines. Also, owners who do not submit required information may not obtain Amenity Cards for their Rental Residents. Please do your part to respect and uphold community guidelines.
